1. Conduct an initial Audit of rooftop

a) Document and photo existing wireless facilities: An engineer will audit the Landlord’s site by taking very detailed photos of the “carrier site” located on the property. Photos are taken of the equipment installed (all antennas, microwave dishes, coax lines, cabinets, # (quantity) of equipment installed, model #s, size/dimensions of equipment, type of service (CDMA, 3G, 4G etc.), size/dimensions of rooftop/ground space occupied.

b) Annual site inspections/site audits to ensure all carriers are in compliance with Agreement/Lease terms.

c) Rooftop Wireless LLC will review all existing Agreements/Leases to ensure existing Carrier installations are in compliance with Agreement/Lease terms.

d) Rooftop Wireless LLC will identify items of concern for the building owner.

e) Rooftop Wireless LLC will make a determination as to whether the Landlord can request an increase in rent or a lump sum payment, as a result of the findings in the Audit.
2. Review new site placement requests

a) Review colocation applications and new applications from carriers to lease space on the property.
3. Professional Reviews

a) Legal Reviews – Rooftop Wireless LLC will perform unlimited Legal reviews regarding lease terms and language.

b) Construction Reviews – Rooftop Wireless LLC will perform unlimited reviews of construction drawings (CDs), Lease Exhibits (LEs), Site Plans and make recommendations, changes, “redlines” as necessary, as well as coordinate with Construction teams, as needed, on other Carrier Construction related tasks.

c) Engineering Reviews – Rooftop Wireless LLC will perform unlimited reviews of engineering documents such as Structural Analysis’ and coordinate with Engineering teams, as needed, on other RF Engineering related tasks.

d) Utility Inspection – Rooftop Wireless LLC will perform a utility inspection to ensure the carrier is in compliance with the utility expenses agreed upon per the lease. (Ex: is the carrier sub-metering? Does the carrier have a direct meter? We will determine the answers to this and if it is determined that the utilities are being used from the property without reimbursement to the property owner, Rooftop Wireless will negotiate payment to the property owner from the carrier.)

a.) Review, evaluate and negotiate new Agreements with wireless carriers. This includes maximizing bonuses, up-front fees, etc.

b.) Review all Agreements to ensure existing installations are in compliance with the negotiated terms.

c.) Identify deficiencies and request corrections and renegotiate Agreements to reflect correct values.
- Market Properties to increase visibility to carriers.
- Negotiate on Owner-friendly terms to maximize rental income.
- Negotiate favorable terms to Carriers – longer rental terms, seek recurring revenue year after year on multiple installations on the same building.
- Agreement Compliance – to ensuring equipment installations comply with the executed Agreement/Lease. Ensure proper payments/rent is being paid by the carrier to the Owner.
- Insist on “facades” aka “stealth” sites (where appropriate) to maintain or increase property value.
- Ensure proper construction techniques are used during installation to avoid irreparable damage or costly repairs.
- Maintain and enhance property values by ensuring the wireless carriers take proper care to minimize detracting installations.
